Property owners with assets valued at AED 2 million or more may soon qualify for Golden Visas without needing a formal application process, as revealed by officials at the UAE's Federal Authority for Identity Citizenship Customs & Port Security (ICP) during the UAE Innovates exhibition.

Automated Visa Issuance

As announced by a spokesperson, residents meeting the property threshold won't need to apply separately for Golden Visas. Instead, the land departments across the Emirates will be integrated with the ICP portal. During visa renewal, the property value owned by the resident will be automatically assessed. Those meeting the criteria will receive Golden Visas without additional paperwork.

Evolution of Golden Visas

Initially introduced in 2018 for individuals making significant contributions to the UAE, Golden Visas were later extended to property owners, investors, frontline workers, and high-achieving students. Recent amendments eliminated the requirement of a minimum down payment of AED 1 million for visa eligibility. Property owners with assets exceeding AED 2 million, including those on payment plans or mortgages, are now eligible.

Implementation Timeline

The new initiative is slated for implementation this year, offering a direct route for visa issuance through immigration channels, as confirmed by the spokesperson.

Golden Visas have gained popularity since their inception, offering numerous advantages such as the ability to sponsor family members' residence permits. Updates include an extended age limit for sponsoring sons and no age restrictions for unmarried daughters. Additionally, there are no limitations on sponsoring domestic workers, and the Golden Residence remains valid without restrictions on durations spent outside the UAE.
