Dubai to Get New First Al Khail Street Corridor

 Dubai's Crown Prince Sheikh Hamdan has given official approval for a new First Al Khail Street Development Plan, creating a major transportation artery parallel to the congested Sheikh Zayed Road corridor.

The announcement came during Wednesday's Executive Council meeting on July 1, unveiling what officials describe as a transformative infrastructure investment aimed at relieving chronic traffic bottomneck along one of the emirate's busiest routes.

Traffic Relief at Scale

The newly approved project promises substantial congestion relief, with planners estimating the new corridor will reduce peak-hour travel times by 51 percent along Sheikh Zayed Road. The infrastructure upgrade is expected to add approximately 9,000 vehicles per hour in overall road capacity.

Construction of the 15-kilometre elevated roadway is scheduled to commence in the third quarter of 2027, with completion projected for the fourth quarter of 2030. The facility will feature three lanes in each direction, serving an estimated 2.6 million residents across multiple communities.

The corridor will provide enhanced connectivity to several key districts including Al Barsha, Al Quoz, Business Bay, and Meydan, areas that collectively represent significant portions of Dubai's commercial, residential, and leisure sectors.

Part of Broader Investment Package

The First Al Khail Street Project forms part of a larger Dh18-billion package of incentives and infrastructure developments approved simultaneously during the same council session. Officials frame the comprehensive investment as preparation for Dubai's continuing transformation amid rapid population growth and economic expansion.

Recent figures show Dubai's resident population reached 4.58 million by the end of 2025, representing a 332,000-person increase or 7.5 percent growth compared to 2024 levels. This demographic surge has intensified pressure on existing infrastructure networks across transport, housing, education, and healthcare systems.

Supporting Urban Planning Initiatives

Alongside the transportation corridor, the Executive Council advanced several complementary initiatives designed to support strategic urban planning goals under Dubai Plan 2033.

A real-time population census program called "Dubai Population Now" employs artificial intelligence and smart forecasting technologies to maintain an accurate population clock. The initiative is intended to enable more precise policymaking across housing, education, health, and transport sectors.

The council also approved a new visual identity for Dubai's addressing system, introducing distinctive signage inspired by local environmental characteristics and organized by urban sector classification. Implementation will extend to 186 areas by 2029, covering both transport and residential services to improve geographic orientation.

Economic Growth Framework

Further approvals strengthened Dubai's positioning as a regional business hub through the creation of a unified Dubai Investor Register. The centralized system allows companies and investors to operate across multiple zones without requiring separate registrations, streamlining procedures while complying with Financial Action Task Force standards.

This measure supports the Dubai Economic Agenda D33's ambitious goal of attracting Dh650 billion in foreign direct investment by 2033.

Additional initiatives included establishment of a Global Centre for Technology and Innovation in Islamic Finance managed by the Dubai International Financial Centre, capitalizing on projections that the Islamic finance market will reach $9.31 trillion globally by 2030.

The concurrent approval of the Emirates Talents Strategy in Private Education targets placement of 3,000 nationals within private education institutions by 2033, alongside measures supporting Emiratisation rates and teacher qualification programs.

As construction timelines advance toward 2027 breaking ground, city planners emphasize coordination between the new corridor rollout and these interconnected strategic initiatives represents integrated preparation for sustainable long-term growth rather than isolated infrastructure deployment.
